  What is Multiple Listing Service?  
  It's a HUGE database of homes that most real estate agents use to both sell and find properties for their clients.  The MLS is not available to the general public.  You need a licensed real estate broker in order to list your property on MLS.  The MLS offers you the greatest marketing exposure available.

When you list your home on MLS it will also appear on thousands of websites including: RealEstate.com, ReMax.com, Realtor.com, JohnLScott.com....
 
     
How many buyers use real estate agents?
  Over 80% of buyers use agents to help find properties.  Agents generally only work with pre-qualified, motivated buyers.  
     
  Is the MLS going to sell my home?  
  Yes.  If you are serious about selling, listing your home on MLS is crucial.  Real estate agents uses the MLS to search for homes for their buyers.   
     
  If I sell my home 'by owner' will I pay a real estate commission?  
  No.  If you sell your home to an unrepresented buyer you only pay the initial flat fee.  
     
  If an agents sells my home do I pay a real estate commission?  
  Yes.  You will pay an agent 2.5-2.7%.  You will determine the amount when you fill out the listing paperwork.  The commission is not negotiable once the listing has been posted on the MLS.  
     
  How can the Flat Fee service help you sell more quickly?  
  Since you will be virtually eliminating the listing agent commission you will be able to offer your house at a lower, more competitive price.  This will allow your property to stand out from the competition.  
     
  Will my listing look different than other listings?  
  No.  It will appear exactly the same as any other listing with a "full commission" realtor.  
     
  Will my phone number be on the listing?  
  Yes.  It will be the primary contact method for real estate agents to setup showings.  Buyer's (general public) will not see your contact information (MLS Regulations).   MLS prevents contact information being used in the listing description.  
     
  How long does it take to get my house listed on MLS?  
  We can generally list your property within 1-2 business days.   
     
  How long does it take to get the sign & lockbox?  
  The sign is generally installed within 5 business days.  * Optional: The lockbox can either be mailed or picked up.  
     
  Who does the sale paperwork?  
  That is optional.  You can do it or we can take care of it for 1% of the final sales price.  If you choose to have us help you, we will handle the negotiations, escrow, paperwork and professional advice.  
     
  Can I make changes to my listing after it's active?  
  Yes.  Just email us with the changes you'd like done.
